You will be staying in a luxury apartment community and not a hotel. We ask that you act accordingly and treat our space and neighbors with the same respect you would show your own. 1. Disclosure of Booking Information: Guests are strictly prohibited from disclosing that their reservation was made through a third-party platform (including Airbnb) to any building residents. Homescape is the exclusive provider of short-term accommodations in the property, and we do not want residents to think it is acceptable to list they apartments. This includes conversations with residents or the first-floor leasing office, where prospective tenants visit. Guests should refer to their stay as being in a “Cityscape Apartment.” 2. Leasing Office Use: Guests may only use the leasing office for entering and exiting the building. Loitering or engaging in conversations with prospective tenants is not permitted. Each violation of this policy will result in a $500 management fee. For any questions or concerns, guests must contact me directly. 3. Pet Policy: Pets are not allowed. 4. Quiet Hours: Quiet hours are enforced between 10:00 PM and 7:00 AM to ensure a peaceful environment for all residents and guests. 5. No Smoking Policy: Smoking is strictly prohibited within the apartment and on the property grounds. Any violation of this policy will result in a $500 fine. 6. Pool Hours: The pool is available for guest use during designated hours, from sunrise to sunset. 7. Trash Disposal: Guests may leave their trash in the designated bin outside the apartment for valet pick-up. Trash collection is available Sunday through Thursday from 7:00 PM to 9:00 PM. 8. Check-Out Policy: Once check-out has been completed, guests must vacate the premises immediately. Remaining on the property or using its amenities after check-out is strictly prohibited. PLEASE NOTE: - Failure to vacate the apartment by 10am at check-out without prior approval will incur a late fee equivalent to the entire booking day. To request a later check-out, please communicate via email, and we will approve if possible. We require names, driver's license/ID numbers, and dates of birth for all incoming reservations, as mandated by property management. 9. Noise detecting technology may be used inside the suite to monitor excessive noise levels. 10. Key Fob and/or Parking Decal: If you do not return or damage the parking permit and/or Key Fob, the cost is $200 to replace it each. To avoid any charges, please make sure the parking permit and/or Key Fob are left in the unit before checkout. **"Due to the property’s prime location in the heart of downtown, guests may occasionally experience typical city sounds, such as street noise or nearby activity. While the apartment is designed to provide a comfortable retreat, we recommend packing earplugs if you are particularly sensitive to noise. The vibrant surroundings offer unparalleled access to the best of the city, making it an ideal base for exploring all that downtown has to offer."** By booking this unit, you have read, understood, and agreed to all these house rules. You will be asked to place a Damage Waiver or Safety Deposit.
